Behind the Sale: Stories I Won’t Forget

Bathroom with a glass-enclosed shower with beige tiles, a built-in bathtub with a wooden surround, a framed picture on the wall, and two windows providing natural light. Items like a camera, shoes, and drinking glasses are on the bathtub edge.

This was the first house I transformed for the market. It was such a fun adventure. This bathroom had wallpaper from floor to ceiling….I rented a steam machine to help me remove all the wallpaper…it was a sweaty job!

This project taught me to truly see the potential in a home — to look past dated finishes and focus on what could be.

OMG! This home was home to a hoarder who then had a fire! My partner and I saw the diamond in this home!

We filled 7 dumpsters before we could start to make this home shine!

Guided my client through the complexities of purchasing a short sale.

Back in 2011, my buyers found a home that felt like the one — a perfect match for their needs and vision. Unfortunately, the sellers were behind on their mortgage payments and needed to go through a short sale to sell the home.

We submitted an offer, the sellers accepted it, and we sent it off for bank approval — the first big hurdle in any short sale. And the bank said yes. Great news, right? Time to celebrate… or so we thought!

Behind the scenes, the bank was selling off a package of distressed loans — and this property happened to be part of that package. When the loan changed hands to a new bank, we had to start over. The approval we had was no longer valid.

It took another month of navigating the paperwork and getting the contract in front of the new bank for re-approval. Then, on the first day of my honeymoon, I got the best news: The offer was officially approved, and my buyers were going to get the home they had fallen in love with.

We took on the challenge of a bank-owned home and turned it into a win!

Elizabeth, Colorado. This was a cool, bank-owned home. There were some hurdles we had to jump through to get this one closed. One was learning that the log part of the home needed to be repaired. I learned what Chinking Log Homes involves: filling the gaps between logs with a flexible sealant to create a tight seal and protect against air and moisture infiltration.

Well I’m constantly learning in this job!
